Hillwood Secures Planning Permission for Major New Hillwood Park 284,575 SF Multi-Unit Logistics & Industrial Development in Luton

Hillwood, a leading global commercial real estate company with 30 years of investment experience in Europe and North America is pleased to announce that it has secured full planning permission for Hillwood Park Luton, a flagship industrial and logistics development that will deliver high-quality employment space and support the continued economic growth of Luton and the wider South East region.
Subsequently it has appointed leading UK Contractor and I&L Specialist Glencar to manage the build and to progress the scheme through the next phases of detailed design and delivery.
Located strategically just off the M1 at J11A and minutes from London Luton Airport, Hillwood Park will provide a modern, sustainable, and highly connected industrial hub designed to meet strong occupier demand in the logistics, distribution, and advanced manufacturing sectors.
The development will deliver approximately 284,575 SF of new industrial and logistics accommodation across 8 Grade-A units in a range of sizes from 14,251 to 79,975 SF, each tailored for operational efficiency and built to the highest standards of sustainability, targeting BREEAM Excellent and incorporating energy-efficient design, EV charging infrastructure, and future-ready building systems.

Hillwood Submit Detailed Planning Application in Luton
Hillwood has submitted a detailed planning application for a new multi-unit scheme in Luton. The site compromises approximately 16 acres and will provide best-in-class industrial and logistics units from 14,000 to 79,000 sq ft. Demolition of the existing site is ongoing and the Main Contractor will start on site later this year to achieve a target practical completion date in Q4 2026 on a speculative basis.
The completed scheme will provide enhanced units that will include various wellbeing and sustainable initiatives, and will achieve both BREEAM “Excellent” certification and a minimum EPC A rating. The site is well located within close proximity to the M1 Motorway and will provide vital new build accommodation to surrounding occupiers. Further announcements will be made in due course.
The scheme will be named Hillwood Park Luton with CBRE and DTRE having been retained as leasing agents following the sites acquisition earlier this year.
Hillwood Acquires 16 acres in Luton
Hillwood has acquired a 350,000 sq ft multi-unit estate in Luton on a site that comprises approximately 16 acres. The site is well located within close proximity to the M1 Motorway and will be fully redeveloped to provide a new, best-in-class industrial and logistics scheme. Demolition started on site in April and will complete later this year, whilst development of the new scheme is targeting a start date before the end of 2025.
The transaction completed in March 2025 and marked the first major acquisition since Hillwood integrated long-term development partner, Trebor Developments, in October 2024. The Luton scheme is intended to kick start the next phase of development within the UK with further announcements expected to follow, which are in addition to speculative developments already underway at Crewe, Raunds, and Wigan.

Global real estate advisor, CBRE (London) acted for the vendor, whilst DTRE (London) provided advice to Hillwood on the acquisition. Both CBRE and DTRE have been retained as leasing agents.
